This disclaimer applies to your use of hetjuistebod.be (het juiste bod) and justval.be (justval), operated by the same provider (“we”, “us”). It supplements our privacy policy and terms of use.
1. Nature of the service
het juiste bod is an information service for buyers who want objective facts about residential property and a well-founded bid, mainly in Flanders. justval is a professional workspace for property transactions and market data. We are not an estate agent, notary or lender unless explicitly stated in a separate agreement.
2. No advice
All content on our websites and in our reports is informational only. Nothing on our platforms constitutes legal, tax, financial, investment or property advice. A guided bid via our bid form, market data or comparison with your bid is not a recommendation to buy, sell or bid a specific amount.
3. Analyses, not guarantees
Our results are based on available market data and information you or third parties provide. They are informational and may differ from the final sale price or what a seller accepts. We do not guarantee that:
- a bid based on our analysis will be accepted;
- data is complete, up to date or error-free;
- a property has the stated characteristics, condition or value;
- an analysis is suitable for any purpose other than that for which it was produced.
4. Your responsibility
You remain solely responsible for decisions about bidding, buying or selling. We recommend doing your own due diligence (documents, technical inspection, financing) and consulting a notary, agent, bank or other professional where needed before taking binding steps.
5. Limitation of liability
To the extent permitted by law, we are not liable for direct or indirect damage arising from the use of — or inability to use — our websites, analyses or reports, including but not limited to missed opportunities, loss of profit, bids that are too high or too low, or disputes with sellers, agents or other parties.
Where legally allowed, our total liability for a specific claim is limited to the amount you paid us in the twelve months before the event giving rise to the claim for the relevant service, or zero if you used no paid service.
6. Third parties and external data
We rely on external data sources and integrations (including valuation APIs, payment providers and hosting). We are not responsible for the content, availability or errors of those third parties. Links to external websites are subject to their own policies.

We may update this disclaimer. The date below shows the last update. Continued use after publication constitutes acknowledgement of the revised text.
