What is het juiste bod?

Het juiste bod is an information service for buyers who want insight into a realistic offer on residential property, mainly in Flanders. Based on market data we show property facts, comparisons and a guided bid form — not estate agency or property advice.

Are you an estate agent?

No. We are not an estate agent under Belgian agency law, not a notary and not a lender. We do not mediate between buyer and seller or negotiate on your behalf. For binding steps we recommend consulting a registered agent, notary or bank.

How reliable is your market data?

Our results are informational. They are based on available market data and the information you provide. They may differ from the final sale price or what a seller accepts. We do not guarantee that an offer based on our analysis will be accepted, or that data is complete, current or error-free.

Where is the platform available?

We focus on residential property in Flanders. Analyses outside that area or for atypical properties may be less reliable. Expansion to other regions is possible in the future, but Flanders is our core market today.

What does het juiste bod cost?

We use transparent pricing: a single analysis is planned at around €9 per address, and a search pass at around €29 per month (minimum three months) for unlimited analyses while actively house-hunting. Exact prices are shown before payment once online payment goes live. See also pricing on our homepage.

Is it free right now?

During the alpha test phase the platform may be free while we collect feedback. Prices on the landing page show what we plan to charge once payment via Mollie is active. Always check what is shown on screen at the time you use the service.

Is this legal, tax or financial advice?

No. All content on our website and in our reports is for information only. Nothing constitutes legal, tax, financial, investment or property advice. A guided bid via our bid form is not a recommendation to buy, sell or bid a specific amount.

What data sources do you use?

We combine historical transaction data, public sources and technical market data (via our justval infrastructure). We work with comparable sales nearby, not listing asking prices alone. Exact sources and processing may evolve; see also our disclaimer.

How do you handle my personal data?

We process personal data in line with the GDPR and our privacy policy. You have rights of access, rectification, erasure and objection where applicable. Analysis data is kept as long as needed for the service. Cookie use is described in our cookie policy.

Do I need an account?

For a first analysis you can sometimes start anonymously. To save analyses, view your history or manage a subscription you need an account. You must be at least 18. Keep your login details confidential.

Can I download a PDF report?

Yes, when app features are live you can download a PDF report after an analysis with objective data, your guided bid and market context. During soft launch access may depend on the launch phase; paid PDFs are shown before purchase once online payment is active.

How is this different from Immoweb, Zimmo or other listing sites?

Immoweb, Zimmo and similar sites mainly show listings and asking prices from sellers. Het juiste bod is buyer-side: we provide objective facts and a guided bid form based on transaction data, not what the seller asks. We do not replace viewings, technical surveys or negotiation with the seller.

How does het juiste bod help buyers in practice?

You get objective property data, comparison with recent nearby transactions and a guided bid form to arrive at a well-founded offer. That helps you judge whether an asking price is realistic and how much room you have — before you take binding steps.

Can I enter an Immoweb or Zimmo reference code?

When the analysis app is live you can enter a reference code from supported portals as well as an address to start faster. Not every listing links automatically; sometimes a full address is needed for a reliable analysis.

What if my offer is rejected?

An analysis is not a guarantee of acceptance. Sellers choose based on price, conditions, timing and other factors we do not always see. Use our output as a starting point for your own research and professional advice where needed.
